Session (1) Electrical Basics Plus GFCI and Gadget Limits: This session will cover the basics of how to inspect electric, from the safety of inspector and the limits of gadgets to how to read an electrical panel cover. Session (2) 100 Most Commonly Missed Electrical Defects: This program is designed to help even the most experienced inspector rethink safety and how to look at possible hidden or overlooked electrical defects.

Description
[Session 1] We will discuss the mechanics of the breaker and why double tapping most breakers is not permitted, how a multi-wire branch circuit can overload the neutral and other topics from electrical entry service to panel(s), switches, receptacles and fixtures. We will dive into electrical theory to understand how GFCIs actually work—quite interesting, actually! We will have an interactive discussion involving testing gadgets and their limits and shortcomings. [Session 2] Become an expert with grounding and what needs to be bonded, and learn to notice issues that are often missed and might void the homeowners’ insurance claim if the fire marshal finds them. We will cover ARC faults and GFCI outlet and breakers, and how and when to test them, as well as how to handle ancillary wiring in your reports. We will also provide guidelines for keeping clients and agents safe while you conduct the electrical part of your inspection. Finally, we will review the electrical changes in our new standards.
