[Session 1] This seminar describes the scientific basis of principles such as dew point, condensation, stress, compression, ton of cooling, capillary action, and energy. We'll look at practical, scientific explanations of building practices and products, including drip cap, air conditioning, condensation, moisture damage, leaks, wattage, energy units like BTU and calorie - and the list goes on. You'll see practical science on display with illustrations and real-life home inspection pictures. [Session 2] Seemingly small and insignificant stains and discolorations are often tell-tale signs of a much bigger and more intrusive problem. This seminar is a photo-driven workshop on real world failures in the building envelope. Attendees will gain understanding of various types of cladding and their associated problems, including how to identify inadequate installation details and the subsequent failure of the building envelope. We will cover application details that meet requirements of manufacturers and building codes. Greater accuracy in identifying potential problems will reduce the potential liability of the home inspector.
